Profits were up from £1.38m over the same period last year and were boosted due to raising almost £4m from transfers and receiving £4.5m from the grant of a 125-year lease for houses on land at the back of the Rookery Stand.

On the pitch, the picture is not so good as a 3-0 defeat to Hull leaves Watford fifth in the table.

Manager Aidy Boothroyd said: "It was the third anniversary of me taking over this week, and that was without doubt the worst performance during my time here."

CRYSTAL PALACE manager Neil Warnock hailed his new loan signings Nathan Ashton, Kyel Reid and Scott Sinclair even though they failed to inspire his side to victory in the 0-0 draw with Blackpool at Selhurst Park. Warnock said: "I thought the loan players did well."

CHARLTON are in danger of missing out on the play-offs after the 3-2 home defeat by Wolves left them in 11th place in the table.

Pardew said: "We won't give up until it's impossible to reach the play-offs, but I'd be silly not to have half an eye on the Championship next season."

QPR drew 0-0 at Ipswich but Luigi de Canio insisted he was satisfied with his team. The boss said: "We're getting consistency in our results."
