Londoners know all too well how a new overground station, school, shopping centre or leisure complex can change the reputation of an area almost over night. But what about the humble coffee shop?

Well, it seems the 'latte affect' can make a real difference to property prices and rent.

That was the issue being looked at on Wake Up London this morning, as director of research at Rentonomy David Butler explained how coffee shops in the capital are having a dramatic affect on property.
