A Highbury factory conversion is the latest in a line of north London developments making a mark.

Highbury unfurls around its Fields, an open expanse of common land with a swimming pool, tennis courts, bandstand and adventure playground.

Unsurprisingly, homes bordering these leafy acres are the poshest in Highbury, and include impressive Georgian townhouses and Italianate Villas.

Otherwise, Highbury homes are mostly Victorian terraces of varying quality and size.

Redevelopment of Arsenal FC’s historic Highbury stadium into an estate of fancy new apartments overlooking a garden square — the former pitch — has lifted surrounding streets and changed the character of a neighbourhood that now has a florist and artisan food outlets in place of burger vans and football shirt sellers.

Legard Works is another new-build on this patch making a mark. This 19th-century factory has been turned into a dozen new homes with industrial-style architecture.

Set behind a gated courtyard, the buildings have exposed structural elements and glass-and-steel extensions to the original brick buildings, making for striking intersecting angles and planes.

Highbury Fields is a short walk away, as are plenty of independent shops, restaurants and bars.
